"An expert witness is someone possessed of special knowledge, skill, training, and education that goes beyond the level of experience of ordinary members of the public, which experience, when taken as a whole, uniquely qualifies him or her to render an opinion about matters before the Court." Real estate knowledge and experience alone does not make one competent to serve as an expert witness. To be an effective expert one must be able to grasp the nuances of a complex case and be able to communicate opinions he draws from the evidence. The true test of effectiveness comes in the courtroom where the expert must be able to communicate his opinions to a jury at their level of understanding. |
